Window Replacement

The OLCA Declaration, Article 8, prohibits alterations in the external appearance of our buildings. Replacing windows with Low-E [low emissivity; energy efficient] windows are potentially prohibited. The purpose of this form is to allow Unit Owners to request permission to replace windows with the approval of the Building and Grounds Committee and Board of Directors to ensure that the new windows are acceptable. Ultimately, B&G or Board members need to visually inspect the new windows to give approval. Generally, the VT [Visible Transmittance] values at or above 60% look clear. Any value below 50% begins to look dark and/or reflective. The best advice is to look at a window sample outdoors and hold the glass at different angles. If a supplier says they can’t show you a window sample, you are shopping at the wrong dealer. Get another dealer.

These forms are required to start the process of window replacement. Email completed forms to the Buildings & Grounds Committee Chair, the OLCA Board, or the Overlook Lakes Office. You can also drop off hard copies at the Overlook Lakes Office, located at 8601 Westlake Drive.

Board Approved Window Options

The Board of Directors has approved the following window options if you are planning on replacing the windows in your condo. It is still required to fill out the Request Window Changes Form before you replace your windows.

Overhead Garage Door Replacement Information

The Board of Directors has approved the following replacement doors if you are planning on replacing your overhead garage door. The approved doors were selected as they match the existing doors and there is no change in the exterior appearance of the building.

Storm Door Replacement Information

The original storm door model Larson Screen Away Door, Model #370-81 is now obsolete and often difficult to locate through current vendors.

The main requirements are:

  • Door should be white in color with a color matched white handle.
  • Style is a “high view”, with solid panels on the lower half.
  • Size is 36” x 80”.

Larson

Larson doors remain a very respected brand and are carried by major home improvement retailers & hardware stores. Menard’s most consistently has the doors that best match the OLCA originals in stock.

A list of companies who are qualified to install the door is available at the “Installer Center” at Menard’s, or call various installers for their pricing.
