From the OLCA Board of Directors 2021

Hello OLCA Neighbors and Friends,

As you have probably noticed it has been a busy summer around OLCA and we ain’t done yet. Six complete driveways were replaced and the remaining driveways, with the exception of those scheduled to be replaced next year, are being seal-coated. What you may not be aware of is the challenges the Board, and our Management Company SCI, have had getting much of the other projects done. We did manage to get five buildings painted this year, and most of the rotted wood replaced, which is still a work in progress. This wood will get painted before it gets too cold outside to paint. We have been working with our concrete vendor(s) to find a cost effective means to replace concrete that is in need of replacement, and with a different vendor to address possibly adding insulation to the attics in each building. The objective of this project is to bring our buildings up to the current standard for insulation, which SHOULD reduce heat loss that can lead to ice damming, a major problem for many buildings last year. We have welcomed many new owners to OLCA this year. If you are one, and are new to the Condo lifestyle, please know that the Board, Cecily at the Office, and Trevor, Communications Chair, are here to help. This website is great source of information. We do however, need you to do your part. Before you purchased your condo, your realtor should have shared the Executive Summary for Overlook Lakes Condominium Association with you, it is well worth re-reading. Two other documents you should become familiar with are the Declarations of Condominium and Bylaws. These are our governing documents, and along with various “Rules” posted on the website, apply to all owners. All of these documents can be found in the Owner’s section of the OLCA website.

On a Quarterly basis we hold a New Owner Q & A Session, led by our Welcome Committee Chairperson Sally Lemke. Watch the website for the next scheduled date.

The Board will begin the 2022 budget-building process at the October Board meeting, when we receive initial budget projections from our Management Company, SCI. In November we will focus on making budget decisions for 2022 based on this input. The plan is to have the 2022 budget adopted and sent to all owners by mid-December. Due to the combination of general inflation, coupled with higher costs of contracted services, and upcoming high-cost projects such as tuck-pointing, caulking, concrete and driveway replacements, we anticipate the necessity to raise monthly fees beginning January 2022.
