Transformer Upgrades

For the next couple weeks there will be crews from a WE Energies contractor, MEADE, onsite at Overlook Lakes to perform work on behalf of WE Energies. The majority of the work will involve upgrading the transformers (the large green boxes). Owners should not be alarmed if they notice personnel accessing the transformers. The crews will notify the individual condo owners of any planned power outages ahead of time.

Fall And Winter Good Things To Know

Halfway through fall and getting ready for winter. The following points are all things that are good to know and to begin preparing for before the snow begins falling.

Our landscape contractor will finish up their fall clean up during the week of November 14-18. Those owners who maintain their own “limited common area” can set their yard waste at the curb and the crews will collect it when they are onsite.

Effective Immediately – Remove All Bird Feeders

The Board has become aware that the coyotes seen near the apartments last week were seen this weekend near the condominiums around building 40. This requires immediate action to minimize the danger to children and pets.

This publication from the Department of Natural Resources offers suggestions on how to discourage coyotes from one’s property. It also offers suggestions in the rare event you are confronted by a coyote. One of those suggestions is to remove anything that could be a food source. One such source are bird feeders. Not only is the seed itself a potential food source (yes, coyotes will eat that too), but the bird feeders attract rodents who also eat the seed and in turn, those rodents attract the coyotes. Effective immediately please remove all bird feeders.

Introducing the Ben Kosmatka Community Service Award

The Overlook Lakes Condominium Association (OLCA) was fortunate to have a member by the name of Ben Kosmatka living here. Ben was a tireless volunteer serving our OLCA membership in multiple capacities over 20-plus years. Sadly, Ben passed away in 2020, but in his honor, the Board of Directors created the “Ben Kosmatka OLCA Community Service Award” in 2022 to recognize Ben’s many contributions to our community that exemplify the qualities of leadership our community members have all benefited from.

Goose Concern

Once again, the geese are using the area in and around the quarry as a “rest stop” while on their migration back to the warmer temperatures awaiting them south of Wisconsin. And once again, they are making a mess in and around the quarry and our development. Residents closest to the quarry are impacted more than others in our development, but we have likely all driven or walked over, in and/or around “goose poop”.

Landscape Update

7-28-20 Update

It is now the end of July and there are a number of questions on the minds of owners with regards to our landscaping. As everyone knows, we have a new landscape contractor, Villani Landshapers. There has been some challenges this first season, but please be patient, we are confident we will successfully work through these challenges. Next week there is a meeting scheduled to address our issues and concerns. Below you will find answers to the most common questions we have received. Some of our Crab Apple trees look like they’re dying. Is there something wrong?

Fortunately, there is nothing wrong with the trees. For reasons unknown, the Crab Apples were not sprayed this spring. This resulted in yellowing and eventual abscission of the leaves. This does not mean the trees are dying; it simply means they won’t be visually pleasing this year. We will ensure they get sprayed next spring so they will be beautiful throughout the summer.

A number of trees were removed last year leaving quite a few “bare” spots in the complex. What’s happening in those areas?

Villani is in the process of reviewing each area and working on proposals for replacements. Once received, the B&G Committee as well as the Board of Directors will review and schedule an implementation plan for each area.

I saw Villani come through and trim bushes and shrubs in June, but some bushes and shrubs weren’t trimmed. Are they coming back?

Yes! On July 30-31st, Villani will be making the second round of bush and shrub trimming. If your bushes or shrubs are not trimmed to your satisfaction, please inform Linda.

Board of Directors Changes

As you perhaps already know, the last couple of years brought several changes in membership for our Board of Directors. During this past year, 4 of the 5 members of the Board were serving their first full year of service; they were elected at our Annual Meeting in May 2019. This notice is to inform you of more changes.

Our very faithful and greatly appreciated President, Phil Krenz, has reluctantly submitted his resignation from the Board because of doctor’s orders. Phil has only been on the Board two years, but has been instrumental in getting many things done for our beloved Overlook Lakes. We will miss his leadership but know that for the sake of his health we bid him farewell from the Board. We wish him well and pray that his health will improve and remain strong.

Another Board member, Jim Goyette, has informed us that he also will be leaving the Board in May. So we anticipate yet another change. The elections at the Annual Meeting (May 5, in the library at Greendale High School – unless cancelled because of growing Coronavirus related restrictions) will need to fill 2 vacancies on the Board, a 1-year term and a 2-year term. Please keep that in mind.
